Always ensure that the builder you choose is a licensed builder! You can do this by asking for a license number or visit the Fair-Trading website and conduct a license check. Here, you can find the license holder’s name, license number/s and categories, giving you peace of mind that you are choosing a licensed builder to complete your project. When signing the contract, ensure that the license number and company name are consistent.

Experience makes all the difference!

When choosing to build it is important that the builder you choose has experience in building what you are after. 

For example, there is a substantial difference between a company who builds Granny Flats and one who does renovations. There are different processes involved, as well as varied construction methods on site. This is why we strongly recommend choosing a company that specialises only in Granny Flats. 

Don’t forget to ask all the important questions. How long has the company been operating? How many Granny Flats have they built? These are all important questions that allow homeowners to get a better understanding of the builder.

Ensure that you take time to browse through their website and brochures. This way you can view all their builds and recognise their overall style and design. Make a note of any specific designs that you are interested in to help the builder get a better understanding of what you are after.

Inclusions 

When choosing a Granny Builder always ensure you compare apples with apples! Some builders include minimal inclusions to make their quote appear more cost effective in comparison to other builders. This, however, often culminates in further costs later in the building process, increasing the price from the initial quote substantially. 

Always have an in-depth understanding of the inclusions and choose the one that works best for you! These inclusions are typically listed on the website. If not, ask the builder directly.

Don’t always settle for the cheapest quote!

If its too good to be true – then it probably is! Do not automatically go for the cheapest quote as there may be a wide range of hidden costs later. It is always best to choose a builder that is transparent with all costs and who provide high quality work.

Cheaper builds can sometimes be associated with poorer quality with materials used and the lack of experience of the contractors hired. Although it may appear initially that you have saved a few dollars, cheaper materials used look weathered sooner and don’t stand the test of time. A granny flat riddled with defects will not be ideal and hiring experienced contractors to fix these defects will be very expensive! Choose a builder who’s quality will be obvious for many years after the granny flat is finished.
